A resort-residential development on four acres at Mattingley, on the outskirts of Basseterre, master-planned for 180 condominium units with supporting amenities.

Phase 1 covers sixty units, of which forty are reported complete. The capital sought is for completion of that phase rather than the whole scheme, which puts the investment against a part-finished asset with visible progress rather than a concept.

Purchasers of units in approved developments may qualify under the federation's Citizenship by Investment real estate route; whether this project carries that designation should be confirmed with SKIPA and the CIU directly.

St Kitts concessions are granted case by case. Hotels Aids Act relief may apply to the hospitality component; confirm the position with SKIPA before modelling it. Completion risk on a part-built asset. Confirm the status of existing unit sales and of any purchaser deposits before committing.
